REGIONAL OFFICES
Hines Southeast Regional Office
Located in Atlanta, the Hines Southeast Regional Office was
established in 1983. Since that time, Hines has successfully
developed and managed more than 30 major projects across the
region, ranging from office buildings to mixed-use, multi-phase,
campus-style projects to master-planned land developments. Hines
Southeast has been recognized on many occasions for its industry-leading
design relative to its 24/7 live-work-play commercial developments
and its high-quality master-planned land developments. Hines
has also expanded its portfolio through acquisitions and significant
third-party management contracts. All told, Hines has completed, acquired
or owns/manages a total of more than 25 million square feet and
more than 3,000 acres of land for development in the region
with another 4 million square feet currently under way.
A Current Regional Initiative
Madeira on Marco Island, a 16-story, 101-unit luxury tower on the beachfront of Marco Island, Florida (20 miles south of Naples on the Gulf Coast). The site is adjacent to the Marco Island Marriott Resort, Golf Club & Spa, a 780-room beachfront resort hotel also owned by MassMutual. At the hotel property, Hines previously managed the development of a 48,000-square-foot ballroom addition and a 19,000-square-foot full-service Balinese inspired health spa including a salon, retail area, exercise facility and 24 treatment rooms.
Offering breathtaking views of emerald waters and pristine white sand beaches, the project will contain a full complement of amenities, including a pool with cabana facilities, guest suites, a resident clubhouse, tennis courts and walk-out access to the beach. Construction is expected to commence February 2004 and the building will be ready for occupancy in the August of 2006.
Michael Harrison

Since
joining Hines in 1990, Michael Harrison has been responsible
for the development and/or acquisition of more than $700
million of projects totaling more than 4 million square
feet and 1,500 acres. He was the project officer responsible
for a number of Hines projects, including development
of the 340,000-square-foot 2525 Ponce de Leon Boulevard
office project in Coral Gables, Florida; development of
Palencia, a 1,450-acre master-planned golf course community
in Jacksonville, Florida; the third development of a 16-story,
100-unit, $100 million waterfront luxury condominium tower
on Marco Island, Florida; the $40 million renovation and
expansion of the 700-room Marco Island Marriott &
Marco Golf Club; development of the 400,000-square-foot,
$115 million Owens Corning World Headquarters in Toledo,
Ohio; acquisition and asset management of the 586,000-square-foot,
47-story NationsBank Tower office project in downtown
Miami; and the 280,000-square-foot Overlook II and 463,000-square-foot
Overlook III office projects in Atlanta. Mr. Harrison
also served as project manager for the redevelopment and
modernization of the 450,000-square-foot Comerica Bank
Building in Detroit. He earned his Bachelor of Architectural
Engineering from Pennsylvania State University in 1985
and his Master of Science in Real Estate Development from
Massachusetts Institute of Technology in 1990.

Kurt Hartman

Since
joining Hines in 1990, Kurt Hartman has been involved
in the development, financing, leasing and management
of over 5 million square feet of office, retail and hospitality
projects, and is actively pursuing new opportunities throughout
the region. In his career with the firm, he has been responsible
for the development and leasing of the 600,000-square-foot
2525 West End, an office, hotel and retail complex in
Nashville, and of 191 North Wacker, a 750,000-square-foot,
34-story office tower in downtown Chicago. Mr. Hartman
was responsible for managing the acquisition of the 300,000-square-foot
One Lincoln Centre in suburban Chicago; for asset management,
repositioning and disposition of the 375,000-square-foot
Unisys Center in suburban Chicago; for leasing and management
as part of the repositioning of the 650,000-square-foot
225 West Wacker building in Chicago; and for managing
construction and operations as part of the renovation
and repositioning of the 1.3-million square-foot Huntington
Building in Cleveland, Ohio. He received his Bachelor
of Science in Mechanical Engineering from Purdue University
in 1987 and his Master of Business Administration from
Case Western Reserve University in 1993.

John Heagy, III

John A. Heagy III joined Hines in 1996 and is now vice
president responsible for the leasing and marketing of
office projects and securing corporate services assignments
in the Southeast Region of the United States. Mr. Heagy
supervised the prelease and marketing of Atlanta's 380,000-square-foot
One Overton Park office tower and its 800,000-square-foot
3003 and 2002 Perimeter Summit office towers. He was also
director of leasing and marketing of the 3.9 million-square-foot
Southeast Region office building portfolio, 554-acre Deerfield,
83-acre Perimeter Summit and 33-acre Overton Park land
developments in suburban Atlanta. Mr. Heagy has been
active in Atlanta's commercial real estate market since
1977. Before coming to Hines, he was director of office
properties for Faison (1995-1996) where he was responsible
for leasing and property management of a 5.5 million-square-foot
building portfolio. Mr. Heagy served as senior officer
of institutional investor service (leasing, management
and development) assignments, and secured and directed
more than 750,000 square feet of new service engagements.
From 1982 to 1995, he was with Portman Barry Investments
as senior vice president responsible for marketing and
leasing of a 4.1 million-square-foot office building portfolio.
Mr. Heagy also coordinated the pre- and post-leasing effort
on the 1.2 million-square-foot North Park Town Center,
the 580,000-square-foot Riverwood and the 1.2 million-square-foot
One Peachtree Center office projects. From 1980 to 1982,
he was director of leasing at Johnson Office Interests,
where he was responsible for the pre- and post-leasing
of the 384,000-square-foot Monarch Office Building. Mr.
Heagy received his Bachelor of Arts in Political Science
from the University of Georgia in 1973.

C. Kevin Shannahan

Kevin
Shannahan is the managing principal and regional officer
responsible for the development and asset management of
projects in the Midwest and Southeast Regions of the United
States and new activities throughout South America. He
is also a member of the Hines Executive Committee. Since
joining Hines in 1982, Mr. Shannahan has developed/redeveloped
more than 18 million square feet of commercial real estate
representing approximately $3 billion. He also has extensive
experience in development, marketing and finance. As a
project officer, Mr. Shannahan was responsible for the
development and construction management of the 300,000-square-foot
Vencor Headquarters in Louisville, Kentucky; the 400,000-square-foot
Owens Corning Headquarters in Toledo, Ohio; the 560,000-square-foot
Thomson Consumer Electronics Headquarters in Indianapolis,
Indiana; the 446,000 square-foot Allen Bradley Cleveland
Offices in Cleveland, Ohio; the 650,000 square-foot AEGON
Center in Louisville, Kentucky; the 1.1 million-square-foot
Huntington Center in Columbus, Ohio; the 1.5 million-square-foot
NationsBank Center in Houston; and the 2 million-square-foot
Texas Commerce Tower in Houston. He received his Bachelor
of Science in Mechanical Engineering from Cornell University
in 1978 and his Master of Business Administration from
Harvard Graduate School of Business in 1982.
