Hines is one of the world's leading owners, developers and managers of sustainable real estate. The firm's design, operations and engineering groups began testing green technologies in the early 1990s and have been implementing and refining them since.
Hines became a member of the U.S. Green Building Council in 1998, and the firm's executives were actively involved in the development of the LEED Green Building Rating System. Reflecting a longstanding commitment to that program, Hines now has 12 projects that have been certified, 19 that have been pre-certified and 67 that are registered under LEED's various programs. Together, these projects represent more than 6.5 million square meters.
Hines is currently implementing LEED specifications into a number of its developments in Europe, including Porta Nuova in Milan, Italy.
Hines ENERGY STAR® Experience

Hines joined ENERGY STAR as a partner in 1999, and at one point was responsible for more than 30 percent of all participating, non-government labeled building area. After being the first commercial real estate company to receive the U.S. Environmental Protection Agency's ENERGY STAR Sustained Excellence Award in 2004, Hines was honored with the same award in 2009. The Sustained Excellence Award is the highest honor bestowed by the EPA. Hines was also named ENERGY STAR Partner of the Year in 2001, 2002 and 2003.
Currently, 130 Hines-owned and/or managed buildings, representing more than 7.5 million square meters, have been awarded the ENERGY STAR label. Additionally, 10 Hines buildings, representing more than five million square feet, have been labeled as "Designed to Earn the ENERGY STAR" (DEES) for excellence in pre-occupancy design and engineering.
Hines’ ENERGY STAR portfolio of assets uses 37% less energy and emits nearly 39% less carbon than the national average. In total, these Hines buildings save more than $103 million in energy costs annually.
Hines Green Office Program
Hines recently unveiled HinesGO, a green office program designed to enhance the sustainable features and operation of the space the firm occupies - more than 230 offices on four continents. Designed to complement the LEED Green Building Rating System and the ENERGY STAR "Bring Your Green to Work" program, HinesGO helps identify and implement no-cost and low-cost alternatives to operating in a standard indoor office environment. Hines also expanded its internal green office program to its 4,300 office tenants occupying more than 12 million Hines-managed square meters. Hines Green Office is promoted through a tenant guide that is distributed by building managers. Scored on a scale of 100, offices are evaluated in seven categories: Energy Efficiency, People & Atmosphere; Travel & Commuting; Reduce, Reuse & Recycle; Cleaning; Remodeling & Construction; and LEED. The Hines Green Office Program will be available for tenants and buyers of Hines developments in Russia.

Hines has been awarded the first ever Green Perspective Awards for leadership in sustainable development in the Russian Federation.

The award was presented to Hines at the 1st Green and Sustainable Real Estate Conference (http://www.imevents.ru/reports.php) on October 29, 2009.
The firm has chosen to implement BRE’s BREEAM specifications into its developments in Russia. Hines landmark development Ducat Place III in Moscow has become the first commercial real estate asset in Russia to receive the BREEAM certification and the first office building to be certified as a “Green Building” under international certification standards. The asset has received a Very Good BREEAM rating.

Additionally, Hines is implementing BREEAM procedures and specifications into the design and construction of the Outlet Village Belaya Dacha development in Moscow, where the Hines team is also working to achieve a BREEAM Very Good rating.
