Speculative start for prime Mayfair offices
1 Grafton Street – Hines UK's speculative Mayfair office development – is moving forward, with demolition works commencing on site ready for main construction in February, 2009.
The 54,000 sq ft (5,016 sq m) project – at the corner of Grafton Street and Hay Hill in London W1 – will include 25,500 sq ft net (2,369 sq m) of new Grade A office space in column free floorplates aimed at the finance sector, including private equity and hedge fund occupiers, seeking the highest quality space in a prime location. The development also includes one luxury apartment and four boutique retail units at street level, behind the original 1890s façade .
Hamilton Associates is the architect. Keltbray is the contractor for demolitions and Mace Plus for the vertical development. Agents are Knight Frank and GVA Saxon Law. |
