Hines Secures High Profile Lettings at One Grafton Street

Hines has secured two high profile office lettings at One Grafton Street, its newly completed development in the heart of London’s Mayfair.

The top two floors, comprising a total of 6,331 sq ft, have been let to separate tenants. The iconic sixth floor with spectacular views over Berkeley Square and surrounding areas has been let to a private family office. AXA Private Equity has taken the modern and highly specified column free fifth floor. Lease terms are confidential.

It vindicates our belief that high quality developments will always attract interest and strong tenants,” said Ross Blair, Director, Hines UK.


Though AXA Private Equity and the private family office will be the first office occupiers to move into One Grafton Street, they are one of a number of companies to have expressed an interest in the building. There is now strong interest in the remaining floors and further lettings are expected to be announced shortly.


The development also has four retail units, anchored by leading French fashion designer, Vanessa Bruno, who took occupation when the building was launched in September 2010. Hines is now pleased to announce a further two units have been let which front directly onto Hay Hill. Unit two has been let to French furniture designer Guillaume Alan, which is the company’s first store outside its Paris base, and unit three has been let to Anna Casa Interiors, the Interior Designer and Furnisher with an existing London base in Chelsea Harbour. Hines is now in negotiations with another international company for the fourth retail unit.


One Grafton Street is one of Hines’ key strategic developments in London sitting alongside the 400,000 sq ft Cannon Place office development in the City. Hines is under construction at 280 High Holborn, its 67,000 sq ft office development in Midtown, and recently it announced the acquisition of the three building Stonecutter Court office complex in Farringdon on behalf of the Hines Global REIT.


Hines was advised by GVA and Knight Frank on the office lettings; and by CBRE on the retail letting.
