Hines has more than 25 years of experience creating and successfully managing ventures for institutional equity investors. Since the inception of the NCREIF Office Index in 1978, Hines U.S. office properties have outperformed that index by an average of 183 basis points per year. Hines has delivered this superior performance with a level of risk (as measured by standard deviation) 66 basis points lower than that of the NCREIF Office Index.
Hines has also outperformed the NCREIF Office Index on a vintage
year basis (defined as the total return derived from an investment
beginning in the vintage year and held through 2001) over a
range of time periods from one to 20 years, as shown below.
