In 2001, construction began on 540 W. Madison a 1.08 million-square-foot, 31-story office development.

The building's dynamic geometry and orientation create a distinct presence, and offer public amenities at street level including a generously landscaped public entry plaza along Madison Street.

The infrastructure provides a raised-floor HVAC delivery system, nine-foot-six-inch vision glass throughout, extensive on-site Uninterruptable Power Supply (UPS) and Emergency Power Supply (EPS) systems and a 50,000-square-foot data center. The development also includes a 1,000-seat cafeteria and 450 parking spaces. Phase I was completed in late 2003.
