CityCenterDC is a 2.5 million sq. ft. mixed-use development on a 10-acre site in the heart of downtown Washington, DC, that will be built in three phases. Phase I, currently under construction, will contain approximately 1.3 million sq. ft. and will include: two, 11-story office buildings containing 514,700 sq. ft.; 185,600 sq. ft. of retail space; two 11-story apartment buildings, containing 385,300 sq. ft. and 458 units; two 11-story condominium buildings containing a total of 241,500 sq. ft. and 216 units. It will also include the re-introduction of two streets through the site, a new park, a central plaza, retail-oriented alleyways and streetscapes, and a 1,555-car parking facility. Phase II will contain a 10-story, 253,700 sq. ft., 350-room hotel and 109,000 sq. ft. of retail space. Phase III (master planned by Hines but developed by another developer) will contain 500,000 sq. ft. of office space and 40,000 sq. ft. of retail space.
