Hines is developing the 1,450-acre Palencia, creating a new standard of excellence for planned communities in northeast Florida. Located in St. Johns County along the west bank of the Intracoastal Waterway, the community offers residents convenient access to historic St. Augustine and metropolitan Jacksonville. When complete, Palencia will include homes, condominiums and apartments; 900,000 square feet of retail and office space; and a comprehensive package of amenities, including an Arthur Hills-designed championship golf course.

The master plan for Palencia includes a variety of residential neighborhoods, each including parks and open spaces. The neighborhoods are linked to a Village Center near the project’s main entry by roadways, sidewalks and bike paths. The Village Center, with its recreational and commercial uses, provides an architectural identity for the project and is a community gathering place.

Palencia was recognized with the prestigious Smart Growth Community Award for incorporating a mix of land uses, protecting and providing access to the natural environment, using land in an efficient and innovative manner, respecting local design traditions, providing housing choices, being pedestrian friendly and delivering a genuine experience of place. The private Palencia Club, won for Best Community Amenity.
