321 North Clark at Riverfront Plaza
Completed in 1987, the 896,502-square-foot 321 North Clark at Riverfront Plaza has been recognized internationally as a premier example of Chicago's modern architectural legacy. As a joint venture partner, Hines acquired the property in April 2001.
The investment was priced to capitalize on the expiration of over 90 percent of the building leases in the first 18 months of the hold period by re-leasing the available space at higher market rental rates while reducing operating expenses and real estate taxes. When the second of the two major tenant's leases expired, over 80 percent of the vacant space had been re-leased.
