Japan Residential Portfolio – Tokyo and Central Nagoya
Hines Research and local experts determined this asset was potentially undervalued. We targeted this portfolio of income-producing, residential assets in prime locations for renovation and improvement.
In the first quarter of 2022, Hines acquired the Japan Residential Portfolio with the intent to renovate and improve the properties in order to unlock additional value. Each of these seven apartment buildings were approximately 70,000 square feet, and all were located in prime locations within a ten-minute walk to subway stations. Of equal importance, this diversified portfolio supports Japan’s “living aggregation” strategy. We planned to renovate units and upgrade the common areas to achieve higher rents and enhance value.
