75 Hawthorne Earns LEED® Platinum Certification

(SAN FRANCISCO) – The San Francisco office of Hines, the international real estate firm, along with building owner John Hancock Life Insurance Company (USA), a division of Manulife Financial Corporation (Canada), announced today that 75 Hawthorne at Hawthorne Plaza has received Platinum certification under the U.S. Green Building Council’s LEED for Existing Buildings (EB) Rating System.

Previously in 2009, Hawthorne Plaza became the first multi-tenant office building in San Francisco to earn Gold certification under the USGBC’s LEED EB rating system.

Hines, in partnership with RREEF, acquired the property in 2007 and immediately introduced a number of programs that continue to reduce energy consumption and promote a healthier tenant work environment.

The property was sold in 2011 and Hines retained the property management contract.

To achieve Platinum certification, green features were implemented at 75 Hawthorne, including: energy-efficient lighting with reduced mercury content; the use of environmentally sensitive cleaning products and practices; reduction of indoor potable water use through low-flow fixtures; and a comprehensive recycling and composting program.

In addition to earning LEED Platinum, 75 Hawthorne has earned the ENERGY STAR® label every year since its acquisition and has a current rating of 98.

In addition to the primary 20-story Class A office building, the adjacent five-story 95 Hawthorne rounds out the Hawthorne Plaza complex which offers popular amenities including childcare and a fitness center.

The property is 75 percent leased with 69 percent of the space occupied by the U.S. Federal Government, including the Environmental Protection Agency’s (EPA) Region IX Headquarters, which leases approximately 225,000 square feet.
