Hines’ 750 Seventh Avenue Earns ENERGY STAR® Label

(NEW YORK) – The New York office of Hines, the international real estate firm, announced today that 750 Seventh Avenue has earned the ENERGY STAR® from the U.S. Environmental Protection Agency (EPA) in recognition of exemplary energy performance.

Owned, managed and leased by Hines in a joint venture with General Motors, 750 Seventh Avenue, designed by the architectural firm of Kevin Roche John Dinkeloo and Associates,

is a 35-story, 600,000-square-foot

Class A office building located in the Times Square district of Midtown Manhattan,.

With an ENERGY STAR score of 79, 750 Seventh Avenue is 30 percent more energy efficient and saves $1.28 in energy costs per square foot per year when compared to the national average building. This translates to estimated greenhouse gas reductions equivalent to removing approximately 475 passenger vehicles from the road.

In addition to implementing Hines’ best practices of operations and engineering, Hines undertook an extensive retro-commissioning project that incorporated: the installation of new dampers; a full-building lighting retrofit including the addition of occupancy light sensors; and the installation of variable frequency drives on the chilled water and condenser water pumps and cooling towers. The property management team also worked with tenants to implement Hines’ GREEN OFFICE for Tenants program to reduce energy consumption in indoor spaces.

Twelve Hines development or redevelopment projects, representing more than six million square feet, have been designated as Designed to Earn the ENERGY STAR.
