Hines and Fraunhofer Institute Close Long-Term Green Lease for Atrium Charlottenburg in Berlin

(BERLIN) – Hines, the global real estate firm, on behalf of its Hines European Value Fund (HEVF 1), has agreed to a new 10-year green lease with the Fraunhofer Institute for Open Communication Systems FOKUS at its existing headquarters, at Atrium Charlottenburg, in Berlin.

The Fraunhofer Institute FOKUS has been located at the property since 1997 and has extended its lease terms to remain on nine floors totaling c. 16,000 square meters. The institute specializes in applied research and development in the field of information and communication technology. Through the green lease, both the occupier and landlord will be required to use or manage the space in a particularly sustainable manner including the collection and exchange of consumption data, promotion of sustainable energy sources and consumption reduction. The common goal for Atrium Charlottenburg is to achieve the most sustainable, resource-conserving and ecologically efficient property as possible.

The new lease underlines the attractiveness of the location and the building, which will be further optimized and modernized in the upcoming years. In doing so, we place great value on ESG, which we express through the design of the green lease itself as well as other structural measures in particular the replacement and modernization of the building control system.”

This way, we are not only adding value to individual properties but also implementing concrete measures to address the pressing challenge of climate change.”

Atrium Charlottenburg is located on Kaiserin Augusta Allee and spans c. 40,000 square meters covering nine floors. Almost fully leased, other occupiers, alongside Fraunhofer Institute FOKUS, include Land Berlin and Jobcenter Berlin Charlottenburg-Wilmersdorf. The building benefits from flexible floor plates, an improving inner city location and good transport connections including Berlin’s S-Train circuit, “Mierendorffplatz” subway station, the main train station and highway A100.
