Hines and Peterson Launch Central Plaza – An Iconic New Dublin City Centre Mixed-Use Development

(DUBLIN) - Hines and Peterson today launched the marketing campaign for Central Plaza and unveiled the marketing suite which features a specially commissioned scale model of its visionary Dublin city centre development at No. 9, College Green.

The suite will showcase the overall masterplan for the iconic Tower building and the four adjoining properties of 6-8 and No. 9 College Green, as well as the Annex and Commercial buildings.

Designed by award-winning architect Sam Stephenson in the 1970s, the 12-story building was acquired by Hines and Peterson earlier this year, following the Central Bank’s relocation to a new premise on North Wall Quay.

Central Plaza will see the creation of a mixed-use scheme that will incorporate new office space for up to 1,000 people with retail, restaurants and café uses at street and basement level, employing more than 300 full- and part-time retail and hospitality jobs.

A two-story rooftop hospitality and viewing area will have spectacular 360o views of many Dublin landmarks, including Dublin Castle, Christ Church Cathedral and the Dublin Mountains – which will position the venue as one of the city’s most popular attractions.

The proposal also includes an expansion of the building’s public realm at street level with the creation of a two-tier dining and entertainment plaza, boasting several food and beverage outlets ranging in size from 400 to 6,650 square feet and two flagship retail opportunities with a floor space of 850 square feet and 10,000 square feet respectively. An additional 9,150-square-foot retail and leisure offering will be located in the sub-plaza.

The new plaza and sub-plaza will result in the creation of a dynamic new streetscape towards College Green, along Fownes Street and Cope Street, creating a pivotal new stepping stone between the key retail, leisure and tourist destinations of Grafton Street, College Green and Temple Bar.

Located in the heart of the city centre, office workers will have ease of access to public transport, with the Dart, LUAS Cross City and all major bus links within easy walking distance. The scheme will also provide for 90 bicycle spaces together with shower and locker facilities.

The iconic One Central Plaza office component, which is on track for completion in Q4 2018, will consist of 9,914 square feet of flexible office floor plates that can easily be sub-divided floor by floor or in part if required. The Grade A office accommodation, spread over seven office floors, will be LEED Gold standard, WiredScore Platinum, BER A3, and LED lit, ensuring high energy efficiency with low annual running costs.

Hines has engaged Knight Frank as leasing agents for the office accommodation and BNP Paribas as leasing agents of the retail and hospitality offering. Both are actively seeking tenants interested in the opportunity to become part one of the highest quality commercial developments to launch in the Irish market this year.
