(NEW YORK, NY) – Hines, a global real estate investment manager, today announced its flexible workplace platform, The Square, will open its first New York City location at 205 Hudson in Hudson Square this summer. This marks The Square’s sixth location globally, with additional locations in Washington, D.C., Houston, Salt Lake City, and Mexico City. The Square will occupy nearly 63,000 square feet and will be taking over the former WeWork space. 205 Hudson is part of the Hudson Square Properties portfolio, a joint venture of Trinity Church Wall Street, Norges Bank Investment Management, and Hines, consisting of 13 office buildings across approximately six million square feet of commercial space.
The Square at 205 Hudson will deliver a solution for today’s flexible workforce needs, combining hospitality-driven property management and high-quality private offices and suites in a modern office environment. Designed for the modern occupier, The Square will offer on-demand meeting rooms and office space at 205 Hudson Street that are bookable by the hour, day, week, or month.
“There is a universal shift towards greater flexibility, across small businesses to large enterprises, and we are leading the way in redefining new products that cater to our clients' needs beyond traditional long-term leases,” said Annie Draper, director of workplace services at Hines. “As the office model continues to transform in today’s dynamic world of work, and with each company operating in different ways, the demand for a diverse array of workspace options becomes increasingly essential.”
The Square offers a variety of workspace options, designed to accommodate company sizes ranging from start-ups to larger enterprises.
- Enterprise suites: large fully customizable suites for teams of 25+ that feature private office spaces, meeting rooms, and amenity spaces.
- Private offices & flex suites: private offices with premium services for teams ranging from 1 to 25.
- On-demand workspaces: On-demand meeting rooms and office space that are bookable by the hour, day, week, or month, including coworking memberships or dedicated desks. Members gain access to common spaces, private phone booths, state-of-the-art technology, and food and beverage.
“The hybrid work environment creates variable demand for office space, and The Square will expand our capability to offer high-quality flexible and conventional office leasing options to the New York City market and our current tenants,” said Alexis Michael, managing director at Hines. “We expect there to be strong demand for this creative office solution in a thriving mixed-use neighborhood where companies and their employees want to be.”
The Square at 205 Hudson can accommodate over 700 people spread across offices and suites, including 12 conference rooms that can be booked by non-members. Members will have access to building amenities across the Hudson Square portfolio, including an expansive rooftop with views of Manhattan, and lounge and event spaces. They will also gain access to The Square’s network of collaboration and office spaces, including Washington, D.C., Mexico City, Houston, Salt Lake City, and a fast-growing list of additional cities.
205 Hudson Street’s prominent location in the Hudson Square neighborhood, the former printing district, has transformed into a vibrant hub for innovation, tech, and creativity. Rising 12 stories, the building features expansive floor plates, high ceilings and an abundance of natural light, as well as a brand new Fogarty Finger-designed lobby with a five-car elevator with destination dispatch, new seating, plants and art. With companies like Google and Disney committing to new headquarters in the area, proximity to transit and the waterfront, and a growing residential population, Hudson Square is representative of a thriving mixed-use downtown neighborhood.
