Hines Unveils The Victor, Tallest For-Rent High-Rise in Victory Park/Uptown Area

Multifamily tower officially opens, offering luxury living in Dallas’ urban core

(DALLAS) – Hines, the international real estate firm, today announced the grand opening of The Victor, an iconic luxury residential high-rise. Located on the northeast corner of Nowitzky Way and Victory Park Lane, adjacent to the American Airlines Center and W Dallas-Victory Hotel, the all-rental residences lie at the nexus of South Victory (SoVi) District’s three curated blocks of walkable, street-front dining, shopping and entertainment experiences.

Striking Views of the City’s Vibrant Cultural and Social Districts

Comprised of 344 luxury residences, the 40-story tower stands taller than any other residential community in Victory Park or Uptown and boasts 360-degree views of Turtle Creek and the American Airlines Center to the north; Downtown to the south; Downtown and Uptown to the east; and the Trinity River and Margaret Hunt Hill bridge to the west.

“The Victor offers residents a walkable, urban lifestyle within a timeless and elegant living environment,” said Ben Brewer, Hines Senior Managing Director. “From its refined architectural features and internationally acclaimed art collection to its top-notch services and amenities, every detail of the tower has been considered and curated. Residents will enjoy a streamlined lifestyle, complemented by an outstanding staff and unparalleled access to the area’s vibrant destinations.”

Glass Jewel Box Tower

Setting a new tone for the bustling borough, The Victor’s modern design provokes a vibrant energy that yields undeniably welcoming and luminous spaces. With common space interiors by Mayfield and Ragni Studio (MaRS), a soothing color palette is accented by contemporary interiors, unique millwork and commissioned art installations by renowned sculptors and artists including Brendan Jamison and Helen Amy Murray. Designed by Munoz + Albin Architecture & Planning, the building’s façade is broken into two distinct shapes to accentuate its verticality: a crystalline thin floating glass volume on the east and a masonry volume on the west. The glass box hovers above the podium and cantilevers on both north and south sides to create an illusion that the volume is defying gravity.

“Living at The Victor is living among art,” said Erick Ragni, AIA LEED AP, Principal, MaRS. “Influenced by Dallas’ incredible museums and Design District, the building’s shared spaces are accented by feature art installations from designers around the world. The design team has choreographed the seamless integration of inside and outside amenities, views and materials, which ground the building in its urban setting. Art and culture remain powerful reasons people choose to live in cities, and The Victor aspires to become its own cultural center for residents to call home.”

Condominium-Level Finishes in a Rental Residence

The Victor boasts spacious single-level floor plans ranging from 539 to 2,695 square feet. Each light-filled residence features 10-foot ceilings, flexible living spaces, generous walk-in closets with custom shelving and floor-to-ceiling windows to maximize views. Natural materials and finishes create an inviting sense of warmth with luxurious millwork and fixtures including quartz countertops, porcelain tile, stainless-steel appliances and wide-planked wood flooring complimenting Italian-made custom cabinetry throughout.

The building’s 18 penthouse residences, on levels 38 through 40 range in size from 1,595 to 2,696 square feet, with up to three bedrooms and flex spaces. In addition to exclusive access to the penthouse floors, residents enjoy individual private garage parking, large outdoor private terraces, freestanding bathtubs, panelized Kitchen Aid appliances, smart-home capabilities and ultra-luxurious finishes rivaling the finest of condominium residences. Select penthouses also feature outdoor living rooms with gas grills and refrigerators, as well as contemporary indoor fireplaces.

Unmatched Amenities

The Victor offers impressive entertaining spaces for residents to enjoy, including Vic’s Lounge and Skyline Terrace, a 38th-level sky amenity deck with panoramic views of the skyline; a gaming lounge with TrackMan golf simulator and fireplace; a screening area and a private resident dining room and a catering kitchen. For outdoor gatherings, the 9th level features a tempered-edge resort-style pool complete with cabanas, daybeds and lounge furnishings all from Restoration Hardware, as well as a kitchen area with gas grills and a pizza oven. A striking 12-foot olive tree complements the serene alfresco setting.

Other outstanding building amenities include 24-hour complimentary valet parking; state-of-the-art gym with on-demand MIRROR fitness classes and a Peloton studio; yoga space; coworking space with private meeting rooms and dedicated town hall space; conference room with business center; multiple social lounges with complimentary beverage and coffee bars; guest suites; Pooch Spa; Pooch Park; cycle repair shop and future access to 9,500 square feet of curated street-level retail and restaurants onsite, programmed by leading retail real estate investment firm, Asana Partners.

“The tallest residential offering outside of Downtown Dallas, The Victor’s design was imagined as a contextual response to the surrounding district and the building’s direct view of Downtown,” said Jorge Munoz, AIA, Principal of Munoz + Albin Architecture, design architect of The Victor. “It resulted in an iconic vertical addition to the surrounding skyline. The building activates the ground level with retail patios as well as art pieces both on the ground and building volume. The porte-cochere welcomes residents and visitors with a sculpted illuminated band eroded into the limestone volume that clearly marks the building entry, and an arcade surrounding three sides of the building is an inviting urban gesture connecting the interiors with the street.”

Prime Location

The Victor boasts a Walk Score of 93, offering convenient access to Victory Park’s dynamic dining and entertainment offerings, including Mesero, Cook Hall, Mot Hai Ba, Billy Can Can, Dibs, Hero, Jinya Ramen, Cinepolis, the American Airlines Center and House of Blues. Nearby outdoor recreational amenities include the 3.5-mile Katy Trail network, providing access to 125 acres of contiguous parkland, and the nearby 5.2-acre Klyde Warren Park.

The transit-oriented development is steps from the Texas Railway Express (TRE) and DART Light Rail-Victory Station, which connect to DFW International Airport, Dallas Love Field Airport, Dallas Market Center Station, and UT Southwestern and the Medical District. The property is also easily accessible from Woodall Rogers Freeway, I-35, Dallas North Tollway and US-75 via automobile.
