Meriel Marina Bay Earns LEED Gold

Hines’ first multifamily project to achieve level of certification

(QUINCY, MA) – Hines, the international real estate firm, announced today that Meriel Marina Bay has earned Gold certification under the U.S. Green Building Council’s LEED BD+C: New Construction Rating System. As one of the newest and most dynamic luxury residential projects in Quincy, MA, Meriel Marina Bay is the first Hines multifamily project to achieve this level of LEED certification. MetLife Investment Management, the majority owner of Meriel Marina Bay, partnered with Hines to secure the property’s Gold certification.

Meriel Marina Bay—located adjacent to Dorchester Bay—consists of two, five-story apartment buildings with 352 market-rate units, approximately 20,000 square feet of retail space and more than 530 parking spaces. The development includes a significant expansion of the Marina Bay boardwalk, as well as new retail and dining offerings. A waterfront pedestrian connection between the boardwalk and Squantum Point Park offers an additional public benefit.

The luxury apartment community was developed by Hines, designed by Elkus Manfredi Architects and Cube3 Studios, and constructed by Callahan, Inc. Meriel Marina Bay features studio to three-bedroom apartments with open layouts and luxurious finishes, such as oversized windows, wide plank flooring, kitchens with stainless-steel appliances, center islands with breakfast bars, quartz countertops and European-style soft-close cabinets. Most apartment homes offer private patios or oversized balconies.

A commitment to environmental sustainability is evident throughout Meriel Marina Bay. Responsible construction choices ensure energy efficiency, optimal indoor air quality and eco-friendly design, including multiple elevated courtyards and a green roof that together comprise more than 20 percent of the overall site area. Other green features implemented at the property include: reduction of potable water consumption by selecting plantings that require only watering from rainfall, installation of ENERGY STAR® appliances in the units and providing ample secured bicycle storage for the building’s residential occupants.

The community also provides free shuttle service to the MBTA North Quincy Red Line Station to reduce car trips and promote public transit. A seasonal water ferry offers an additional short alternative commute to downtown Boston.

The project also recently achieved two other milestones. In early August, Meriel Marina Bay reached 90 percent leased and earlier this year, was named the 2018 Winner "Residential - Multi-Unit” Design from IIDA (International Interior Design Association) New England Chapter.
