Tripark Augusta Office Complex in Barcelona Receives Prestigious Sustainability Award

(BARCELONA) – The Barcelona office of Hines, the international real estate firm, announced today that Tripark Augusta has been recognized as the “2008 Most Sustainable Development Project (Non-Residential)” by Barcelona Meeting Point.

The award was presented by program sponsors Asociación Casa Bioclimática and Endesa, Spain’s largest power company.

The award jury evaluated submitted projects on a holistic basis, taking into account technical and legal aspects, in addition to project marketing and promotion.

Tripark Augusta’s integrated and sustainable design was recently confirmed by its achievement of LEED® for Core & Shell Gold pre-certification, a leading global standard for sustainability sponsored by the U.S. Green Building Council.

Tripark August is the first LEED®-CS pre-certified office project in Barcelona.

Located in the district of San Cugat de Valles, the seven-story, 257,000-square-foot (24,000-square-meter) structure was designed by architectural studio Ramseyer Waisman and is under development by Hines.

Tripark Augusta is scheduled for delivery in 2010.

Energy models indicate that Tripark Augusta will realize significant energy savings (approximately 17.5 percent compared to a conventional office project) due to its orientation to the sun, energy-efficient building shell and the use of solar panels.

The building is also designed to reduce water consumption by 30 percent, and will cut irrigation needs in half by using native plant species as landscaping.

Hines’ Las Rozas Tripark, a sustainable office project in Madrid, was runner up in the same award category, which consisted of 30 competitive non-residential projects.

The Tripark model is an ambitious, next-generation business park concept that Hines is implementing throughout Spain, including cities like Málaga.

The Tripark projects share in common selection of a strategic location, innovative design by a prestigious architect and a strong focus on sustainability, which translate into increased efficiency, lower operating costs and enhanced employee productivity and health.

Our Tripark program is one concrete example of how that commitment has evolved and is being implemented on a wide scale.”

Hines has operated in Spain since 1996, when it began the redevelopment of Diagonal Mar, a sustainable brownfield revitalization project located on Barcelona’s northeastern waterfront.

The four million-square-foot (375,000-square-meter) mixed-use property obtained international recognition when it received the Urban Land Institute’s inaugural European Award for Excellence in 2004.

In 2006 Hines’ Pórtico project in Madrid was selected by attendees at the prestigious MIPIM conference as “Best Office Building in the World Completed in 2006.”

The LEED (Leadership in Energy and Environmental Design) Green Building Rating System is the internationally accepted benchmark for the design, construction, and operation of high performance green buildings.
