Hines Hosts Event and Unveils 24th at Camelback II Project

(PHOENIX) – Hines, the international real estate investment, development and property management firm, recently hosted a BOMA/NAIOP mixer event at its 24th at Camelback II project.

 This is the first time the newly-completed office building was unveiled to the public.

U.S. Environmental Protection Agency Program Manager for ENERGY STAR® Commercial Building Design Karen P. Butler attended the event as a keynote speaker.

Butler said, “Within a span of a few years Hines submitted 12 new projects that received Designed to Earn the ENERGY STAR certification.

It’s exciting to see a building owner and developer understand how energy design intent can inform the operating performance of buildings.”

U.S. Green Building Council Senior Vice President of LEED® Scot Horst was also featured as a keynote speaker.

“Pursuing LEED certification for its Camelback II project, Hines recognizes the importance of sustainable design, construction and operations in all phases of a building’s lifecycle,” said Horst.

24th at Camelback II is an 11-story, 300,000-square-foot Class A office property that qualified as Designed to the Earn the ENERGY STAR for meeting superior energy intent during the design phase.

With a design rating of 93, the project is expected to be 50 percent more energy efficient than the national average office building, translating to estimated annual emissions reductions equivalent to removing approximately 530 passenger vehicles from the road.

The project, whose development, leasing and management is overseen by William Olson, Hines vice president and designated broker, and John Orsak, Hines project manager, is also is Pre-certified Silver under the LEED® for Core & Shell Rating System.

Green features and programs include: reduced heat island effect through covered parking and reflective roofing; a 50 percent reduction in landscaping-related water consumption; a 20 percent reduction in indoor, potable water use; use of low-VOC materials and finishes; enhanced indoor air quality systems; and a construction waste diversion rate of 75 percent.

As property manager, Hines also offers its proprietary GREEN OFFICE for Tenants program, which is designed to assist tenants in greening their office space.

24th At Camelback I, which Hines completed in 2000, is comprised of an eight-story, 300,000-square-foot office building, including ground floor retail space, and a 1,175-space parking structure.

24th At Camelback I has earned six ENERGY STAR labels and is 94 percent leased to Cisco, Greenberg Traurig, Grubb & Ellis/BRE Commercial, Harris Bank, Regus and Robert Half International, among other tenants.

Both buildings are managed by Hines and leased by Grubb & Ellis/BRE Commercial.
