In 2008, Hines on behalf of its U.S. Office Value Added Fund II, L.P., acquired FourFortyFour South Flower, formerly known as Citigroup Center. The 48-story, 891,056-square-foot office tower is located at 444 South Flower Street in downtown Los Angeles. Designed by A.C. Martin & Associates and completed in 1981, the distinctively modern office tower - made famous as the backdrop of the 1980s television series LA Law - occupies a premier site on the corner of Flower and 5th Streets in the Bunker Hill/financial district. A popular retail plaza with three open-terrace levels provides a variety of cuisines and conveniences to tenants, while an elevated pedestrian sky-bridge connects the property to the Westin Bonaventure. Capital improvements at the property since 2004 include remodeled corridors and restrooms, a new valet parking station, improved landscaping and various mechanical updates.
Hines sold the building on November 23, 2016 and retained property management and leasing for three more years.
