Hines was engaged as development manager for the first of a two-phase, one million-square-foot world headquarters facility with an integrated 2,000-space parking facility for H&R Block. The 18-story, 531,168-square-foot office building houses 2,000 general office work spaces, a 10,000-square-foot data center, a 300-seat theater that is jointly used by the Kansas City Repertory Theater, a full-service employee café, and a five-level, 1,130-space below-grade parking structure. The project utilizes a design/build format with JE Dunn as the general contractor and 360 Architects as the building architect. Phase one broke ground in September 2004 and the project was completed in 2006.
