LPL Financial at La Jolla Commons is a 13-story, 415,575-square-foot office building developed through a joint venture between managing partner Hines and institutional investors advised by J.P. Morgan Asset Management. This project is the second office building at La Jolla Commons, which is located in San Diego’s University Towne Center (UTC) submarket.
LPL Financial at La Jolla Commons was designed to be the largest net-zero energy commercial office building at the time. The building has the potential to achieve carbon neutrality on an annual basis through a combination of high-performance building design, directed biogas and on-site fuel cells that annually generates more electricity than the building and tenant use.
The building’s exterior is predominately glass curtainwall system incorporating highly efficient, insulated double-paned glass with a clear, low-emissivity coating. The building incorporates many sustainable features including under-floor air distribution and extensive use of reclaimed water for building systems and waste water.
The building has excellent visibility and access from Interstate 805 and La Jolla Village Drive. On-campus amenities include a cafe, fitness center, meeting space and electric vehicle charging stations.
