REGIONAL OFFICES
Hines Europe Regional Office
Hines has been actively developing in Europe for more than
10 years. Headquartered in London, Hines Europe has development
offices in nine cities in six countries: France, Italy, Germany,
Spain, Poland and the United Kingdom. A total of 34 projects
comprising more than 8.4 million square feet (789,475 square
meters) have been completed in recent years, while another 24
projects, totaling more than 12 million square feet (645,393
square meters), are currently under way. These Class A projects
include prominent office, retail, industrial and residential
properties. With its locally staffed Pan-European platform,
Hines is uniquely positioned for European development.
A Current Regional Initiative
Hines, together with the Network Rail, operator of the UK's railway system, will renovate the Cannon Street Rail Station and develop the new eight-story Cannon Street (37,157 square meters) above the station. The office buildings will be demolished to make way for Cannon Street, a new Class A office development which will have a striking, unique and modern facade.
Patrick Albrand

Shortly after joining the firm in 1995, Patrick Albrand
was instrumental in the establishment and supervision
of its French subsidiary. He has been active in the development
of Hines France’s first major projects in the business
district of La Defense: two high-rise buildings designed
by KPF and Pei Cobb Freed, Havas headquarters in Suresnes
and others. Prior to working at Hines, Mr. Albrand was
the director in charge of development at Stim-Bouygues
Real Estate in Paris (1989-1995), where he arranged joint
ventures with outside developers and investors. He was
a senior research associate at Lawrence Berkeley Laboratory
in Berkeley, California (1983-1987), where he participated
in the creation of innovative tools and computer programs
for the building industry and the real estate sector,
with the objective of optimizing energy consumption and
building energy management. Prior to that, he was with
the Ministry of Interior of Morocco (1980-1982), where
he directed and managed a local department of public works
that planned, designed and developed 2,500 multi-family
homes, a mosque and a hospital. Mr. Albrand received a
Master in Architecture at Ecole des Beaux-Arts in 1980
and a Master in Real Estate Development from Columbia
University in 1988.

Olivier de Dampierre

Since joining Hines in 1995, Olivier de Dampierre
has been instrumental in developing its French subsidiary
and is now president of Hines France Sovacim SA. He was
a key player in the negotiation and execution of two primary
developments in the business district of Paris, La Defense
(65,000 square meters and 30,000 square meters). Mr. de
Dampierre's real estate career has been impressive. In
1981, he founded the Commercial Real Estate Division at
STIM and over the next 10 years served as its vice president
of commercial development, director of commercial development,
and director. From 1991 to 1994, Mr. de Dampierre was
managing director of STIM S.A., a subsidiary of Sogelym,
the largest property developer in Lyon. Before joining
Hines, he served as managing director of Sogelym Ile-de-France,
S.A. from July 1994 to May 1995. Mr. de Dampierre received
a degree from the University of Paris IX, Dauphine, in
June 1971 and received his Bachelor degree in Urbanism
from the University of Paris VIII in June 1972.

Mietek Godzisz

Since joining the firm in 1997, Mr. Godzisz has
worked to effectively position Hines in Poland's real
estate market. He has co-managed the Metropolitan project,
a 38,000 square meter office development in Warsaw, and
has been instrumental in securing several new residential and office projects in Warsaw, Gdansk and Lódz for Hines-managed funds with total rentable or sellable area exceeding 98,000 square meters. He has also secured development management mandates for 47,000 square meters of office and hotel/residential space in two high profile projects in Warsaw. Since joining Hines in 1997, he has built a team of 30 people in three offices in Poland. Prior to his career at Hines, Mr. Godzisz was a business adviser at Arthur
Andersen (1992-1997). Mr. Godzisz earned his M.A. degree in Arabic Language and Culture at Uniwersytet Jagiellonski (Krakow)
in 1992 and his M.B.A. degree at the
Graduate School of Business, University of Chicago, in
2001.

Michael J. G. Topham

Michael Topham joined Hines in 1975. He is currently
a Profit Center officer in charge of all European development
and operations, and a member of the Hines Executive Committee.
After working for Hines in the Middle East (Cairo), he
returned to the U.S. where he built several landmark projects.
In 1985, he moved to Chicago and created a Profit Center
in the Midwest Region. He relocated to London in 1991
to start the firm's activities in Europe, which he still
oversees today. In his 30-year career with Hines, some
of Mr. Topham's key projects have been creating and managing
the Midwest USA Profit Center and the development, acquisition
and operations of 15 million square feet in that region;
creating and managing the European Profit Center, where
he established offices in seven countries and supervised
developments approximating $3 billion; and acting as project
officer of major buildings in Houston, Denver and Minneapolis.
Mr. Topham received a Bachelor of Arts in Economics from
Exeter University in 1970 and a Master of Business Administration-Real
Estate from the University of California, Berkeley, in
1971.

Jay Wyper

Since joining Hines in 1979, Jay Wyper has been significantly
involved in the development of more than 9 million square
feet of commercial real estate valued at more than $2.2
billion. He also has extensive experience in finance,
marketing, lease negotiations and development management.
As managing director of Hines Spain (1996-2003), Mr. Wyper
was responsible for the development of Diagonal Mar, a
mixed-use 4 million-square-foot project on 84 acres on
the Mediterranean Sea in Barcelona, and Torre T3, a 207,000-square-foot
office development in Madrid. He also directed Atlanta's
1,162,000-square-foot One Ninety One Peachtree Tower and
832,800-square-foot Three Ravinia Drive. As project officer,
Mr. Wyper managed the development of spring training facilities
for the Boston Red Sox ( Ft. Myers) and New York Yankees
( Tampa); the 581,000-square-foot Columbia Square in Washington,
D.C.; and the 484,000-square-foot One State Street in
Hartford, Connecticut. He also assisted in developing
the 1,743,000-square-foot Pillsbury Center in Minneapolis.
Mr. Wyper attended the University of Virginia where he
received his Bachelor of Architecture in 1974 and his
Master of Business Administration in 1979.
