Projected to achieve LEED® Platinum, 609 Main at Texas is a true next-generation office tower being developed by Hines in the heart of Downtown Houston. The project is part of the Hines CalPERS Green Fund (HCG), a partnership exclusively focused on the development of office buildings certifiable through the U.S. Green Building Council. 609 Main at Texas follows and bookends the firm's transformative BG Group Place, another HCG project two blocks away on Main Street. BG Group Place was the winner of the ULI’s 2014 Development of Distinction Award.

609 Main at Texas, at a commanding 48 stories, is carefully crafted to foster the best possible tenant experience while offering cutting-edge green concepts and artfully reflecting the sky. Its north and south facades will extend upward, culminating in a dramatic diagonal crown to create a highly visible, new landmark that will contribute to the vitality of the CBD. The narrower east and west facades will be slightly recessed, and the subtly faceted exterior will be clad in 10-foot, floor-to-ceiling glass with brushed stainless steel accents.

Vertical blades will be incorporated in the east and west facades, enhancing the tower's silhouette and offering solar shading. Computer-controlled LED illumination within the east and west recesses, and the tower's sloped peak, will accentuate the structure's presence on the nighttime skyline. From inside the building, the multi-directional views will be made more dramatic by the unusually tall and wide vision windows, which also provide more access to available daylight.

Amenities in the 1,050,000-square-foot tower will include a first for Houston – a “hotel-style” lobby with an 11-story atrium, a reflecting pool, a café, and spaces for networking. Tenants will enjoy access to their own private 7,000-square-foot, high-performance fitness center, an 8,000-square-foot conference center and private rooftop skygardens in select tenant spaces. Efficient building components will include a sophisticated under-floor HVAC system allowing for more individual comfort and cleaner air, speedy “smart” elevators, and highly advanced safety systems.

Parking for 1,700 cars will be provided in an internal 13-level garage (11 above-grade and two below-grade floors). Located at the nexus of Metro and bus lines, the property will also offer a new direct connection to the downtown pedestrian tunnel system.

Slated for completion in early 2017, 609 Main at Texas will provide the finest office space in Houston for tenants interested in a high-profile business address with a green package aimed at productivity and health – and a cool factor— at a competitive rate.
