2100 M Street in Washington, D.C. Earns the ENERGY STAR

Hines Secures Label for 40-year-old Building Just Two Years After Acquisition

(WASHINGTON, D.C.) – The Washington, D.C. office of Hines, the international real estate firm, announced today that 2100 M Street has earned the ENERGY STAR® from the U.S. Environmental Protection Agency (EPA) in recognition of exemplary energy performance. This is the first time the 1960s-vintage building, which has been owned and managed by Hines since 2007, has earned this distinction.

With an ENERGY STAR score of 78, 2100 M Street uses 28 percent less energy and emits 28 percent fewer carbon emissions than the building would if it were operating at the national average for energy performance. This translates to estimated energy cost savings of more than $250,000 annually.

Resulting annual greenhouse gas reductions are equivalent to removing from the road all of the 200-plus cars that fit into 2100 M Street’s parking garage.

Hines Vice President of Development Michael Allen said, “While virtually all new Hines development projects are LEED certified and/or ENERGY STAR qualified, we are increasingly focused on retrofit programs and upgrading older building stock to meet and exceed current energy efficiency and environmental performance standards.”

2100 M Street is a 298,928-square-foot, eight-story office building that is more than 99 percent leased to a prominent host of tenants including:Anderson Kill & Olick P.C.; The George Washington University; The National Commission on Teaching and America’s Future; Stewart & Stewart; Perkins+Will, Inc.; Survivor Corps; The Urban Institute; and The U.S. Social Security Administration.

The Hines Value Added Fund II (VAF II) purchased the asset in 2007. VAF II, one of Hines’ 27 investment vehicles, owns a geographically diverse portfolio of properties in the U.S.

The Hines portfolio of owned and managed properties is one of the most energy efficient and environmentally sustainable in the world.

In 2009 Hines was recognized by the EPA, for the second time, with the ENERGY STAR Sustained Excellence Award. Hines manages more than 130 buildings, representing approximately 76 million square feet, which have earned the ENERGY STAR.

Twelve Hines development or redevelopment projects, representing more than six million square feet, have been designated as Designed to the Earn the ENERGY STAR (DEES).

In aggregate, Hines’ projects represent approximately 20 percent of the DEES program, as measured by square footage.

Hines is also a leader in the U.S. Green Building Council’s programs, with 98 projects, representing approximately 65 million square feet that have been certified, pre-certified or registered under the various LEED rating systems.
