21301 Burbank Boulevard at Hines’ Warner Center Awarded LEED Gold

(LOS ANGELES) – The Los Angeles office of Hines, the international real estate firm, announced today that 21301 Burbank Boulevard has received Gold certification under the U.S. Green Building Council’s LEED® rating system for Existing Buildings.

21301 Burbank Boulevard is a 179,342-square-foot, five-story office building located in the Woodland Hills/Warner Center submarket of Los Angeles.

Designed by Poliquin Kellogg Design Group and completed in 2004, the building is one of five that compose the Warner Center campus, which was acquired in 2006 by the Hines U.S. Core Office Fund.

21301 Burbank Boulevard has earned the ENERGY STAR® label every year since its acquisition by Hines.

With a current rating of 91, the building is 33 percent more energy efficient and annually saves $1.19 in energy costs per square foot when compared to the average U.S. office building.

Green features implemented at 21301 Burbank Boulevard include: energy efficient lighting with reduced mercury content; utilization of environmentally sensitive cleaning products and practices; reduced nighttime light pollution; reduction of indoor potable water use through low-flow fixtures; a comprehensive recycling program, resulting in nearly 70 percent waste diversion; and 100 percent participation in the Hines GREEN OFFICE for Tenants program, which promotes sustainability in tenant spaces.

21301 Burbank Boulevard is fully leased to two major tenants: United Online and ATK Missile Systems. Hines is responsible for managing and leasing the building.
