(LOS ANGELES, CA) – The Los Angeles office of Hines, the international real estate firm, announced today that 5820 Canoga Avenue has received Gold certification under the U.S. Green Building Council’s LEED® for Existing Buildings (EB) rating system.
5820 Canoga Avenue is a 92,915-square-foot, three-story office building located in the Woodland Hills/Warner Center submarket of Los Angeles.
Designed by Poliquin Kellogg Design Group and completed in 2002, the building is one of five that composes the Warner Center property, which was acquired in 2006 by the Hines U.S. Core Office Fund.
5820 Canoga Avenue has earned the ENERGY STAR® label every year since its acquisition by Hines.
With a current rating of 98, the building is 48 percent more energy efficient and annually saves $1.80 in energy costs per square foot when compared to the average U.S. office building.
This translates to estimated annual greenhouse gas reductions equivalent to removing 196 passenger vehicles from the road.

Green features implemented at 5820 Canoga Avenue include: energy efficient lighting with reduced mercury content; the use of environmentally sensitive cleaning products and practices; reduced nighttime light pollution; reduction of indoor potable water use through low-flow fixtures and dual-flush handles; a comprehensive recycling program resulting in nearly 84 percent waste diversion; and 100 percent participation in the Hines GREEN OFFICE for Tenants program, which promotes sustainability in tenant spaces.
5820 Canoga Avenue is leased to two major tenants – Universal Music Group Latin Entertainment and Wells Fargo Advisors, along with several smaller tenants. Hines is responsible for managing and leasing the building.
