(SACRAMENTO) – The Sacramento office of Hines, the international real estate firm, announced today that Gateway Oaks I, II, III and IV have earned the ENERGY STAR® from the U.S. Environmental Protection Agency (EPA) in recognition of exemplary energy performance. Acquired by the Hines U.S. Office Value Added Fund II in 2007, this is the first time these buildings have achieved this distinction.
With a weighted-average ENERGY STAR score of 85, the Gateway Oaks buildings are 33 percent more energy efficient and save $0.87 in energy costs per square foot per year when compared to the national average building.
This translates to estimated greenhouse gas reductions equivalent to removing approximately 170 passenger vehicles from the road.
In addition to implementing Hines’ best practices of operations and engineering, Hines undertook the following specific measures: installed new HVAC controls at all four buildings; installed occupancy light sensors in all four buildings; installed a new VFD and boiler at Gateway Oaks II; and worked with tenants to implement Hines’ GREEN OFFICE for Tenants program to reduce energy consumption in indoor spaces.

Gateway Oaks I is a four-story, 122,720-square-foot building located at 2150 River Plaza Drive.
Gateway Oaks II is a three-story, 66,182-square-foot building located at 2151 River Plaza Dr.
Gateway Oaks III is a two-story, 45,759-square-foot building located at 2295 Gateway Oaks.
Gateway Oaks IV is a four-story, 81,998 square-foot building located at 2520 Venture Oaks Way.
Together, these properties are 81 percent leased to tenants, including: Camp Dresser & McKee Engineering, Esquire Reporting and The State of California.
