Hines Hired to Manage 1415 Louisiana

(HOUSTON) – Hines, the international real estate firm, announced today that it has been retained by WEDGE Commercial Properties as property manager for 1415 Louisiana, previously known as WEDGE International Tower. Colvill Office Properties has been selected as the exclusive leasing agent for the property.

1415 Louisiana is a 520,000-square-foot Class A office building located in Houston’s central business district. The 43-story tower is tunnel-connected offering convenient access to many sought after downtown amenities for dining, shopping, services and more, all within walking distance.

An impressive capital improvement campaign is underway and once complete, the building will feature a new and refreshed main entry; a contemporary and expansive main lobby accented with elegant Italian stone; a dynamic tunnel makeover including new lighting, floor and wall treatments; and a new back-painted glass elevator lobby with a sophisticated and refined entry into newly finished elevator cabs. Additionally, new mechanical systems are being installed to maximize efficiency and tenant comfort.

“Hines currently provides a total of 14.5 million square feet of third-party property management services throughout the city of Houston, and we are proud to have been selected to represent property management interests at 1415 Louisiana.” Hines Director of Property Management Adam Rose said. “Hines brings a strong management team and detailed renovation experience to this assignment. We believe this is a unique opportunity based on the owner’s financial commitment, the renovation and management experience of Hines, and the leasing expertise of Colvill Office Properties to leverage the project’s natural strengths of location, access, and parking to create a great home for companies in the CBD.”

Richard Barbles and Connor Saxe of Colvill Office Properties are responsible for leasing the building.
