(WARSAW, POLAND) – Hines, the international real estate firm, has successfully started 2022 by leasing over 4,000 square meters of office space at the Wola Center in Warsaw. The Wola Center is a prestigious 34,000 square meter office building acquired by the Hines European Value Fund (HEVF 1) in 2020.
The Wola Center consists of four modern class A office buildings offering both office and retail space and is conveniently located in Warsaw's Wola district. Thanks to the proximity of the underground and the Warsaw Ochota railway stations, it is well connected to other city districts and suburbs.
The Wola Center also offers an elegant 1,000 square meter patio with access to free Wi-Fi, green terraces, as well as an extensive infrastructure for cyclists – a parking lot, racks and cloakrooms with showers. Car owners have 319 spaces at their disposal covering a two-story parking lot, where chargers for electric and hybrid vehicles will be installed. In spring 2021, a new coworking space was opened in the main lobby and the building is in the process of achieving BREEAM certification.
As part of the agreements, four new tenants have signed - District Court, Ocean Winds Polska, Rö Radwan-Röhrenschef Petruczenko Tokarzewska and Value4Real – and the fifth, the Notary Office Anna Lubieńska Marta Figurska Paulina Chała Partnership, has extended its lease and taken more space at the Wola Center. All agreements have been signed for the long-term.
“The beginning of the year has been successful for the Wola Center in terms of finalizing lease agreements with five different companies. We remain delighted that tenants want to take space here showcasing the strength of the location, its quality, amenity provision and connectivity. We look forward to leasing the remaining space in this prime flexible building.” says Marta Wiewiórowska-Kudła, Leasing Director, Hines Polska Sp. z o.o.
The first new tenant to sign with Hines at the Wola Center is the District Court in Warsaw, which has leased office space across the ground and first floors. The second, Ocean Winds Polska, a company from the offshore wind energy sector, and the third, the law firm Rö Radwan-Röhrenschef Petruczenko Tokarzewska, have signed to take office space across the seventh floor. Finally, the Hungarian architecture company Value4Real, has leased office space on the ninth floor of the building.
“Office is not only a place to work, but also a showcase for the entire company. We were looking for a place which is located in a strategic point on the city map, offers space adapted to our needs as well as other amenities which facilitate everyday functioning. Wola Center turned out to be an excellent choice. Flexible office space with an additional terrace, quality solutions as well as ecological technologies used in the building convinced us that it is the right place for the location of our company.” says Kacper Kostrzewa from Ocean Winds Polska, company responsible for the construction of the BC-Wind offshore wind farm.
“Wola Center is an ideal location for business. I am glad that we will be based in a building that offers high-quality office space in a thriving business district of Warsaw. I am sure that our further cooperation with Hines will run as efficiently and seamlessly as it has so far.” says Marcin Radwan, Röhrenschef attorney at law, partner, Kancelaria Prawna Rö Radwan-Röhrenschef Petruczenko Tokarzewska.
