One Museum Place Named Best Green Development

Gensler-designed tower to be honored at 2019 MIPIM Asia Awards

(SHANGHAI) – Hines, the international real estate firm, is pleased to announce that the recently completed One Museum Place—which is distinguishing itself in the Shanghai market with a combination of robust, innovative design and sustainability features—has been awarded the Best Green Development at the 2019 MIPIM Asia Awards. The project and development team will be honored at an awards ceremony in November.

Built by Shanghai Construction Group and developed by Hines, One Museum Place is designed and built to the highest international specifications of quality and sustainability with features such as three-meter clear ceiling heights and superior elevator service. Additionally, sustainable features and programs include: high-performance exterior façade glazing system; an ice-storage system to reduce the energy load for the chilled water supply; a rainwater collection system for reuse in toilets and landscaping; vegetated roof areas with reflective roof materials; and an energy management system with CO2sensors to monitor indoor and outdoor air quality.

One of the most remarkable features of the Gensler-designed One Museum Place is the state-of-the-art air filtration and handling system, which offers the cleanest air commercially available in Shanghai. The precisely monitored and controlled temperature, humidity and filtration systems also feature: filtering through MERV 8 & MERV 13 filters on all HVAC equipment; a germicidal system, featuring Ultra-Violet Lights; advanced PM2.5 indoor air quality monitoring system; and a full-time indoor air quality manager on-site. One Museum Place is the first office tower in the world to deploy both RESET Core & Shell (C&S) and Commercial Interior (CI) principles. Both the office tower and the Hines Shanghai Headquarters are RESET Certified (C&S and CI respectively) and feature state-of-the-art monitoring and visual displays of real-time measures.

One Museum Place is one of the first LEED® Platinum office towers in Shanghai. While under construction, One Museum Place received Platinum pre-certification under the U.S. Green Building Council’s (USGBC) LEED for Core & Shell (CS) rating system—the first major project in the city to have achieved this.
