In 2022 Hines acquired the mixed-use building Central One in Stuttgart for the Hines European Property Partners fund.
Central One is located in a lively location in the heart of the city center, in the immediate vicinity of the city hall and the luxury department store Breuninger and benefits form a direct connection to the subway station "Rathaus". It comprises c. 7,500 square metres of office, retail and residential rental space as well as 40 underground parting spaces. Despite being an income producing, predominantly office building, it offers the opportunity to substantially redevelop into a best in class mixed use scheme with ESG initiatives to be deployed to match future demand.
The asset is likely to benefit from ongoing infrastructure investment by the City of Stuttgart as it expands it cultural district by linking Leonhardsvorstadt with the market square and the city center via an attractive cross-connection.
