In 2015, Hines Germany was awarded exclusivity to acquire one of the last remaining development sites in the heart of Dusseldorf’s central business district, located adjacent to Benrather Karree and Kö-Quartier. The Kasernenstrasse 39-49 development site is located in the banking district within walking distance to the famous Königsallee, the major high street retail and business location in Dusseldorf with its respective shops, restaurants, public transportation and the old-town.
The 2,626-square-meter site is divided into four land plots. The Kasernenstrasse 39-49 project includes a to-be-developed office building, the refurbishment of a listed 13-story office tower, and smaller sites on a long-term leasehold until 2018.
The plots for the new building will be developed with one ground floor plus a five-story office building, consisting of 6,197 square meters. The current plan foresees to build two stories below ground with 110 parking spaces.
The 13-story listed tower consists of 7,630 square meters, which will be redeveloped into a multi-tenant office or hotel. The tower boasts excellent views over Dusseldorf and the river Rhine, a true exception in the CBD which is characterized by low-rise buildings.
