Hines is redeveloping South Temple Tower as the firm's first office-to-residential conversion project. The 217,000 square-foot office tower now known as Seraph is in the process of conversion to 217-units of high-end rental apartment units, which will offer unrivaled views of Downtown Salt Lake City, the Wasatch Mountains, and the Utah State Capitol. Amenities will include a resort-style pool and hot tub, large clubroom and fitness center, pet amenities, and a 25th floor rooftop park with seating, grills, and fire-pits. Two retail suites on the ground floor will provide an additional amenity to residents and the nearby community.
The tower was redesigned by Hickok Cole and will feature new mechanical, electrical, and plumbing systems bespoke to the residential use as well as larger, modern glass on a reimagined exterior façade. While the project is targeting LEED Gold for design and construction, the broader sustainability story is much greater. By repurposing an existing structure and eliminating the need to create, transport, and erect a new concrete and steel structure, initial estimates yield a 74% reduction in CO2 emissions and a 64% reduction in energy usage compared with the ground-up construction of a tower of similar size.
Conversion commenced in fall of 2023 and units are anticipated to deliver in fall of 2025.
