Torre Velasca represents one of the most iconic real estate landmarks in the heart of Milan and has unique historical and architectural significance for the City of Milan and Italy. Built between 1956 and 1958 by the prestigious Studio BBPR (Banfi, Belgioioso, Peressutti, and Rogers) architectural partnership, Torre Velasca is located on the Piazza Velasca, in the city’s historical city center near the Duomo Cathedral. The 34,000-square-meter mixed-use asset comprises offices, residential and retail spaces.
More than a historical skyscraper, Torre Velasca is a unique asset in the urban planning world and is protected by the Heritage Authority. It has always been a symbol of the Milan skyline and of contemporary architecture. With its 28 floors rising to a height of 106 meters and its characteristic mushroom shape, it is one of the most important post-war architectural works, combining tradition and innovation, past and present.
Hines’ collaboration with the Heritage Authority is aimed at preserving the building’s precious legacy while reinterpreting it in a contemporary way. The renovation plan includes the restoration of the original exteriors to maintain the iconic façade. The interiors will be divided into different, dedicated, modern and dynamic functionals areas focusing on interaction, cultural exchange, and personal wellbeing, reinterpreting the local community’s evolving needs. The asset has been pre-assessed LEED GOLD.
The redevelopment will also reimagine the surrounding urban context, redeveloping the square with green areas and a lively, exclusively pedestrian retail space, removing some architectural barriers and parking lots to enhance accessibility and provide a better experience, resulting in the creation of a new Milanese destination. Works will be completed in 2023.
